  • How does an appraisal work?

    An appraisal typically begins with a property inspection to ascertain the true status of the property, including verifying its general condition, accounting for the total gross living area, the total number of bedrooms, and the total number of bathrooms and determining if there are any negative external factors affecting the property such as proximity to freeways, busy traffic arteries, etc. 


    To confirm the right layout and total gross living area of the property, the inspection typically includes a drawing of the site. All of this is done to make sure that the property meets all requirements that a logical buyer or lender would have. 


    Following a property inspection, the appraiser determines the value of the asset using two or three different methods: a cost approach, a sales comparison approach, and, in the case of investment or rental properties, an income strategy.
